Highly decorated United States Army Veteran, Kelvin Ray Xuna, graduated from Harvard University in 2008 with a Master in Housing and Urbanization. His emphasis was Finance and Project Management of Prefabricated Construction with new urbanism concepts, such as Co-living Housing,  which he deems, “the future of Multi-Family Housing.”
Before all the recent craze about tiny homes and the Tiny Living movement, in 2005 Kelvin was studying the ability of minimizing homes based on basic functional needs while studying towards his architectural degree from the University of Colorado at Boulder.

Dedication, education, and then knowledge. Here is Kelvin's architectural design of an artist community for people in film and music back in 2004. Now he has the same thing 10 years later. The first ever film and music community housing. Pioneer of the co-living craze, now it has become a new asset class. Until recently, Artist Housing was the largest official co-living provider in Los Angeles, the second largest city in the US, in the most sought-after area of the downtown (DTLA): http://www.artisthousing.com/495-shared-room-with-great-roommates-all-in-film-and-music-downtown-la.html

This 4th year Mid-Term project was at the number one public school at the time for Architecture… University of Colorado’s Environmental Design Program.
The building's decks resemble clapperboards which are used to mark film, and featured communal amenities beneficial to aspiring film and music artist just like the company provides today. But the presentation was based on affordable construction methods and environmental design/building techniques. The architecture had potential to be built. Many professors and students proffered abstract designs, but Kelvin has always been very realistic and enjoyed making sense of all the different attributes involved.

Even Kelvin's Harvard Master’s Thesis was a real-life Prefabricated Modular Multi-Family Community along the Miami River for Low-Income Fishermen. Grants, sponsorship, and city incentives were estimated to cover the majority of the construction costs, but Kelvin could not come to an agreement on the a Land Lease with little money just getting out of school. It still has potential;) Below is the actual 2008 Master Thesis and LOI to Land Owner:

Kelvin's knowledge on Affordable Housing, New Urbanism, and Economical Construction was put to the test in this 2007 competition sanctioned by the City of Boston for students to help create more affordable housing for the city. With a team of students from around the different schools at Harvard they came up with a stellar proposal and placed 3rd.

Trying to pass on his knowledge for the greater good,  while at Harvard he applied for the below scholarship by offering that with the money they would award him, he would help end homelessness by providing government approved extremely basic housing options. It didn’t win but he is still destined and its on his bucket list to do something for the greater good of the world: https://www.slideshare.net/.../embed_code/key/3s0VsdxoFyd3o9

Also while at Harvard, Kelvin created a group of students to compete in a History Channel competition to design what the City of Los Angeles will look like in 100 years. History Channel’s Engineering an Empire's competition called City of the Future: Design and Engineering Competition. It forced them to explore the engineering and architectural feats that were characteristic of some of the greatest societies on the planet.

With his best friend and roommate at the time, Vijay Kailas he started getting a good group together to submit a proposal. As soon as he enlisted Mr. August de los Reyes on board, the project took off with the combined hard help from Joris Fach, Elie Gamburg, Michelle Lauterwasser, Ben Llana, Shelagh McCartney, Yunhee Min, Joey Pitt, and Associate Professor of Architecture Kostas Terzidis as the team’s faculty adviser.  The project led the group to present their proposal across the country from Boston to Los Angeles in front of cameras and a star studded jury.

Here is a link of an interview with one of the group members recollecting the experience as his fondest memory while at Harvard. The collaboration of 9 Harvard graduate students was magic and rough at times, especially towards the end: http://www.gsd.harvard.edu/…/04/alumni-q-a-joey-pitt-mdess…/
Even before joining the Army at age of 17, Kelvin was well versed in construction which mixed with his entrepreneurial talents in 2004 he incorporated a construction company called Internship Designs, LLC  that was the first EVER company in history to offer virtual walk-through to home owners wanting to do remodels and additions. The concept was quickly copied by the big construction companies shortly after some minor advertising.

Letter of Intent written by Kelvin on behalf of Logical Real Estate in 2008 to take advantage of the negative effects of the looming Housing Bubble. Unfortunately people where too concerned about the unpredictable future and how long the recession would last. But its the thought that counts;) Always look for ways to uniquely benefit from negative situations.
