We are looking preferably for properties that have a Certificate of Occupancy for Boarding Home, Joint Living and Work Quarters (Live/Work), Rooming House, Apartment Hotel, or similar. We are also open to other types of properties (industrial and commercial) if 1.) they have a Fire Sprinkler System, and 2.) are available for a Change of Use if located in residential or hotel zoning, or on the CR, MR1, MR2, M1, M2, M3, C1, C1.5, C2, C4, C5, and CM Zones of Los Angeles. We are pre-qualified for an $800,000 mortgage and growing. We have down payment secured and ready to go.
However, we are also open to leases, if its an ideal property for our business model. Anything for $1/sqft per month is obviously a good deal and would jump on it right away but we can entertain all options depending on location. We can afford $30,000 deposit and $30,000 rent. We can afford another property with the same criteria every six months. We could also afford several smaller places at once like 6 places for $5,000 per month each.
Anywhere within LA, Hollywood or Santa Monica is ok, but we are also looking for properties in Denver, New York, Miami, San Juan PR, and college towns across the nation. So feel free to refer us to, or share this with an agent in those markets.
