  1. Hostel not allowed on 807 Flower St. zone, per our Planning ctr meeting dated 12/4/2012. Need Boarding Home or Apartment-Hotel with allowed transient lodging. 
  2. Per LADBS definition a single family residence or apartment with one or more dwelling units can be listed as a hostel.
  3. no conditional permit planning application is required but Change of use takes 27 days with 2 weeks turnaround. Even if there is no construction, the plans need to be stamped by engineer or architect.  Then they tell us what we have to do then we do it, then they inspect.
  4. ​Parking space ratio/unit: Affordable Housing Incentives parking may be lowered for "restricted affordable units" (verify w/ City Housing Authority counter)
  5. Giant floor to ceiling walls for rooms needed: sleeping rooms, game room, theater room, and kitchen can be where it is. Work station room. Laundry room, giant closets that can heat up for heat treating fumigation.  Coin operated Washer dryer $300.
  6. Plumbing fixture count to comply with 2013 Plumbing code based on 36 total occupancy.
  7. HVAC: allow per 1,000 SF of space, 4 ton AC, with SEER 10 
  8. T.I. space planning: allow $45.00/SF x total floor area=
  9. estimated Plan Check fee building permit application initial submittal
    at City L.A.D.B.S., timeline: to be determined by City.
  10. Walls of sleeping rooms will need 1hr walls so add $1000.
