Film and Music Artist Housing Downtown LA
Our due-diligence and market research proved this property would be perfect and confirmed by looking down the street at the expensive Historic Gas Co. Lofts, the new WaterMark Tower apartments, and the major residential community on top of Ralphs.
Being that the property is located in the Adaptive Reuse Incentive Area, made it eligible for many incentives for Artist Live/Work Studios. The Mayor’s Economic Development Committee and the Downtown Strategic Plan (DSP) set forth programs and financial vehicles for attracting new investments into Downtown for such things as housing and entertainment services. The BID, Enterprise and Empowerment Zones offered even more benefits and we even contacted some Harvard acquaintances in various governmental and non-profit groups who reassured we will be prioritized for many of their benefits such as fee waivers, expedited permit processes, tax incentives, and countless grants that we would dump into the property. This property does not feature private rooms, we only rent beds inside giant shared dorm rooms, inside an 8000 sqft mansion/100 year old church in the heart of Downtown LA. Mostly for people in film and music but anyone may apply. Although we are in the very BEST part of downtown next to the largest skyscrapers, location is not always the most important thing, it is who you live with. No creeps or weirdos need apply. Everyone is cool, hip, down-to-earth, and share common interest. Available month to month, just need a 30 day notice. Give it a shot to meet some friends and learn the area quick until you find a more private place to live. We provide events to socialize and network with one another as well as film and music industry professionals, and people from our other properties. Majority of people leave having best friends for the rest of their lives, and many have made a lot of collaborated film and music projects with one another. We will soon provide some classes and workshops on how to take film and music ideas from concepts to final distribution and sales. All the resources are provided, all you need to do is: create, collaborate, and succeed. Different beds and rooms to choose from. In our co-living space we have female-only and co-ed bedrooms. Some beds have exclusive access to separate amenities such as private TVs, privacy curtains, tempurpedic mattresses, etc. All new tenants as of Jan 1, 2017 can have a private desk work space at no additional charge. Other rooms in the house include a Film and Music Recording Room, a Gym/Game Room, a Theater Room that sits 12 people, and a Party Room. Everything is free to use. There is a show room with floor to ceiling windows in a high foot traffic area, ample lunch/break room, artsy bathroom, galary space, shop/work area. artist housing mid-city
We managed this property briefly, the owner couldnt believe our strategy on how to occupy her space, but once fully occupied and stabilized under the Artist Housing umbrella, the owner then decided the hard part was done and she could do it herself. Kind of like "if you build it, they will come." Now she is doing very well still thanks to us!

Hidden Gem retreat in in Culver City area once occupied 4 artist, once of which is still a tenant to this day but at another property. We closed this one because it was too little profit to be offering services far from our headquarters in downtown. We ended the lease after the second year was done in 2012.

1st artist housing in los angeles @Bonnie brae
Just west of DTLA in Westlake. Our first leased Artist Housing location in Los Angeles. A 2 bedroom and 3 bedroom house side by side in "urbanism nouveau" fashion, brand new construction, views of the Hollywood sign, the goal. But after a couple years had to close due to owner of the property foreclosing with his bank. Family's second home entrusted for Kelvin to manage upon return from the military, "so I leased out all the bedrooms individually to local college students, while i lived in the master room and we saw significant profit margins above and beyond the required mortgage payment and property expenses. After a couple years we decided to sell it and I also managed the sale in all aspects and turned around a large profit for us."
